[Identification surveys]
These surveys are normally carried out when property is being transferred from one party to another.
An identification survey will indicate to a purchaser:-

that they are actually buying the correct property indicated in the contract for sale
-
the nature of improvements erected upon the land contained in the subject Certificate of Title
-
whether there are any encroachments of fencing or buildings by the subject property onto adjoining land
-
whether there are any encroachments of fencing or buildings onto the subject property by adjoining properties
-
whether the subject property is affected or benefited by Easements or Restrictions
-
the location of fencing and buildings to the property boundaries
An identification survey report should always be obtained by prudent purchasers.
